  • Commercial Overhead Doors are typically larger, often 10+ feet high, and built to accommodate delivery trucks, equipment, or industrial or agricultural use.

PERFORM ALL MEASUREMENTS IN FEET & INCHES.

 

  1. Measure the Opening Width X Opening Height. Your finished opening needs to be the same size as the door.
  1. The finished opening should NEVER be greater than the door size.
  2. If you are replacing an existing door, measure both the opening width & height, as well as, the existing door.
  3. If your concrete looks uneven, or there is a gap under the door, take a few measurements from different points to measure your opening height. This will help determine what can be done to seal your door as best as possible.

 

  1. Measure your Headroom. Headroom is the space above the door opening to the finished ceiling, or the nearest obstruction immediately above the door.
    1. To calculate headroom accurately, measure from the floor to the ceiling, then subtract the height of the door.
    2. Your minimum headroom requirement for standard lift is 12”. The preferred headroom is 15” above the door.
    3. There should be no obstructions within this space; such as lights, beams, heaters, shelves, etc. which may impede the path of the door, tracks, or operator.
    4. If your headroom is lower than 12”, a low headroom hardware system may be required, however the best course of action is to lower the door size to accommodate the required headroom. Consult with our salesperson for information.
    5. If your headroom exceeds 36” you may want to consider the option of highlift hardware upgrade, which allows the door to go higher up the wall before turning.

 

  1. Measure your Sideroom. This is the space beside the door opening, not including the 2×6 perimeter framing.
    1. You will need a minimum 4-1/2” of sideroom on both sides of the door.
    2. If you are installing a residential light duty jackshaft (sidemount) operator you will need a minimum 11” total sideroom on the desired side you want the operator installed on.
    3. There should be no obstructions within this space; such as beams, heaters, shelves, etc. which may impede the path of the door and tracks.


  • Measure your Backroom. Backroom is the distance required from the garage door opening toward the back wall of the garage.
  1. Minimum measurements for manual operation should equal the height of the door plus an additional 18″.
  2. If you plan on installing a ceiling mounted operator (chain or belt drive opener), the space you will need will be the door height plus an additional 3’ (plus 4’ for 9’high door).
  3. There should be no obstructions within this space; such as lights, beams, heaters, shelves, etc. which may impede the path of the door, tracks or operator.

To help us provide an accurate quote for a replacement door section (sometimes known as a panel), please gather the following information:

  • Measurements:
  1. Measure the width, height and thickness of the damaged section.
  2. Also measure the total width and height of the entire door.
  • Identification Marks
    1. Look for any stickers, stamps, or labels that might help identify the door manufacturer and door model.
    2. Check along the edge of the section near the track, and along the top edge of the door, or the tracks themselves
  • Photos
  1. Take clear photos of any labels or markings you find.
  2. Take photo of the entire door from the outside and the entire inside. This helps to determined the door profile.
  3. Include a close-up photo of the section joints – where the two sections meet at the side. This helps to determine the type of section.

Once you have this information, you can either email it to us or bring it into our office, and one of our sales team members will assist you with pricing and availability.

An overhead door’s R-Value measures its ability to resist heat transfer. The higher the R-Value, the better the insulation—helping keep cold air out in the winter and hot air out in the summer. When it comes to energy efficiency, a higher R-Value is always better.

R-Value is the most widely used standard for measuring a garage door’s energy performance. Both Clopay® and Richards-Wilcox® calculate their R-Values based on the insulation value of the entire door section, in accordance with DASMA (Door and Access Systems Manufacturers Association) guidelines.

  • Erase the Remote from the Operator’s Memory

This is the most important step. Erasing your operator’s memory will prevent anyone from accessing your garage using the lost or stolen remote.

Important: This will erase all existing remotes from memory. Any additional remotes you still have will need to be reprogrammed afterward.

1. Poor Range or Intermittent Signal?

The #1 cause of remote range issues is outside interference—and it’s more common than you might think.

Did you know lightbulbs emit radio frequency interference?
If you’ve recently added or changed any of the following, they may be disrupting your remote signal:

  • LED or CFL lightbulbs inside the operator
  • Exterior or interior lighting (especially motion-sensor or dusk-to-dawn lights)
  • Christmas lights or yard decorations
  • Security systems, including wireless doorbells or security cameras

TRY THIS:
Temporarily unplug or turn off the new device or remove the new lightbulb to see if your remote range improves.

Important: Only use approved lightbulbs inside your opener to avoid signal disruption.
Refer to Chamberlain Product Bulletin P2019-19 for the list of 7 approved garage door opener bulbs.

If you’ve ruled out all outside interference, installed an approved lightbulb, and are still experiencing issues, the problem may lie in the logic board inside your operator. In that case, we recommend contacting us for further troubleshooting or to book a service call.

If your garage door only closes when you press and hold the wall-mounted pushbutton, the most common cause is an issue with the safety reversing sensors (also called photocell eyes).

Common Causes of Sensor Issues:

  • Misalignment: Sensors can get bumped or knocked out of alignment.
  • Obstruction: Something may be blocking the invisible beam between sensors.
  • Dirty Lenses: Dust, cobwebs, or debris on the lenses can interfere with operation.
    → Use a soft microfiber cloth to gently clean each sensor lens.
  • Vibration: Over time, the vibrations from regular door operation may cause the sensors to loosen or shift.

Important: Safety sensors are a legal requirement and cannot be removed.
Your garage door will not function unless the sensors are properly installed and aligned.

How to Check and Re-Align Your Safety Sensors:

  1. Locate the Sensors
    Mounted on the vertical tracks, each side of the door, approximately 5″–6″ above the garage floor.
  2. Check the Indicator Lights
    • The sending eye (amber light) will glow regardless of alignment.
    • The receiving eye (green light) should glow solid and steady.
      If it is off, dim, or flickering, and the beam path is clear, alignment is required.
  3. Align the Sensors
    • Loosen the wing nut on the sending sensor and point it directly at the receiving sensor. Tighten in place.
    • Loosen the wing nut on the receiving sensor and adjust it until the green LED glows steadily. Tighten to lock it in position.
  4. Once both LEDs are solid, your garage door opener should resume normal operation.

Test the Door by using your remote control or wall button to close the door.

No Lights on Either Sensor?

If both LED lights are off:

  • Check for power to the operator.
    Ensure the unit is plugged in and the circuit breaker is on.
  • Still no lights?
    You may have a broken or damaged wire in the wall, or the sensors may be faulty.
    • Do not call an electrician right away. Call our office first—we can determine if it’s a wiring issue or a sensor failure.
    • If your sensors were installed by us and are less than one year old, they may still be under warranty.

NO, your garage door opener will not operate properly without safety sensors.

Why Are Safety Sensors So Important?

Your garage door is the largest movable object in your home or business.
Due to the serious risk of injury or death caused by automatic garage doors in the past, the government implemented the UL325 Safety Standard in 1993.

Under the UL325 Standard, all garage door openers must include:

  • Primary entrapment protection (built-in motor force sensitivity)
  • Secondary entrapment protection, such as photo-eye safety sensors
  • A 30-second maximum run timer to prevent continuous operation

What Happens if the Safety Sensors Are Blocked or Misaligned?

If the safety sensors detect an obstruction, or if they are bumped out of alignment, the garage door will open normally, but it will not close using the remote.

To close the door in this situation, you’ll need to press and hold the button on the wall station inside your garage until the door fully closes. This is a built-in safety override that disables automatic closing to prevent accidents.

Bottom Line: Tampering with or removing your safety sensors is not only unsafe — it will prevent your garage door from functioning properly and puts you, (as well as, your family and pets) at risk.
We strongly advise keeping them in place and ensuring they always remain clean, aligned, and working correctly.

Adding glass to an existing garage door is a great way to let in natural light and enhance curb appeal.

However, please note that this is not always possible, especially if your door model has been discontinued or if matching sections and parts are no longer available.

  1. Installing glass into an existing panel is often a labour-intensive process.
  2. In most cases, it is more cost-effective to replace the entire panel with one that already includes factory-installed windows.
  3. In some situations, the cost of modifying an existing door can be comparable to ordering a brand-new door with glass.
  4. Please keep in mind that pricing also varies widely based on the door’s manufacturer, make, and model—we’re unable to estimate cost without full details.

For the best results, we strongly advise that the door be painted before installation. This helps prevent the sections from sticking together and gives the paint ample time to cure properly before the door is operated.

If you choose to paint the door, it is critical that you follow the manufacturer’s painting instructions exactly.
Improper preparation or use of the wrong type of paint can cause peeling, poor adhesion, or even lead to warranty cancellation.

We also recommend performing regular maintenance to keep your door(s) operating smoothly. Performing regular maintenance not only decreases costly down time by preventing door malfunctions, it also decreases repair expenses in the long term.

Preventative Maintenance is focused on keeping your doors in peak condition always, instead of only performing maintenance in response to needed repairs.

RECOMMENDED MAINTENANCE SCHEDULE

  • Average Use Doors – doors operated 4 – 10 cycles per day should be serviced every 12 – 18 months.

  • High Use Doors – doors operated 10+ cycles per day should be serviced every 6 – 8 months.

  • Doors located in severe corrosive environments such as washbays, painting/sandblasting bays, animal barns, fertilizer, chemical or salt storage, composting buildings, etc., should be serviced more frequently to ensure reliability.

  • New Construction – Once you have settled into your new home, it is highly recommended that you have your door(s) and operator(s) serviced. They may be dusty, and moving components may be dry, or have been bumped during construction. Completing this maintenance will ensure all systems are in good working order.

Important Note: this service is highly recommended but is entirely optional.

The price to complete this service is not included in the price of your door. However, if you choose to proceed with this service within one year of your door being installed, the labour on your first preventative maintenance service will be discounted.

PREVENTATIVE MAINTENANCE INSPECTION & SERVICE CHECKLIST

  1. Inspect the lifting cable system – check the cable anchoring on bottom fixtures to determine that the sleeve is tight. Check the cable through the entire length and ensure that the cable is properly secured at the drum and there is no rust, twisting, or fraying. If the cables are rusted, frayed, snagged, bent, or tangled, they should immediately be replaced. It is important to exercise extreme caution when working with the cables; the spring tension must be relieved first prior to working on the cables.

  2. Lubricate, clean and check all of the bearings located throughout the door and operator, including the bearings on the head shaft, and the rollers.

  3. Inspect and tighten all of the rollers, hinges, fasteners, roller brackets, and the span braces. Any worn or fractured rollers, hinges or roller brackets should be immediately replaced.

  4. Inspect the vertical & horizontal tracks, jamb brackets, and the hanging materials. Make sure that all fasteners are tightened, secure and properly anchored, and that there is no bends in the track. Straighten and adjust if required.

  5. Examine and lubricate the torsion springs and inspect the spring anchor pad. Test the door balance by opening and closing the door manually without the electric operator (if equipped) to ensure the door is aligned properly and is not restricted anywhere during its open/close cycle. If a spring is broken, it should be immediately replaced by a qualified door technician. If your door has two springs, it is recommended that you replace both springs at the same time, as each spring is rated for the same amount of operating cycles. When one spring breaks the other one is usually soon to follow. It is also more cost effective to replace both springs at the same time.

  6. Inspect the perimeter weatherstrip for proper seal, damages, rippling, and/or rust. Make any adjustments, if required.

  7. Inspect and test the electric operator including remote(s), force & limit settings, pushbutton station, photocells, trolley slider, and manual disconnect system. Make any necessary adjustments if required.

  8. Visually inspect all sections for any damages, such as: dents, creases, cracks, delamination, and/or rust.

  9. Visually inspect the glass (if applicable) to confirm it is secure within the frames, and the frames are not warped in anyway. Inspect the glass for cracks and proper seal. If there are any missing screws in the interior or exterior frames, replace them as required.

 

  1. If there are any issues found with any of the components of the door, or operator, a quotation will be issued prior to completing any repair work.

Important Note: This checklist serves as a general guideline for a preventative maintenance inspection and service. Individual projects may have unique or additional tasks not covered here, such as, servicing dock levelers, gate operators, servicing and completing drop tests on rolling steel doors, or other specialized components and accessories, etc.

 SAFETY FIRST

A sectional garage door operates under high spring tension and involves heavy components. Serious injury, property damage, or even death can occur if handled improperly. Please follow these safety precautions:

  • DO NOT loosen or remove the bottom bracket while spring tension is engaged.
    Sudden release of spring force can cause serious injury.
  • DO NOT operate the door with a broken spring. The door is extremely heavy and may cause physical strain or collapse.
  • DO NOT manually operate the door without functioning lift handles.
    Never place fingers between the door sections—this can result in pinching, crushing, or amputation.
  • DO NOT operate the door if it:
    • Is difficult to move
    • Opens too quickly
    • Has rollers coming out of the track
      These conditions indicate a potential malfunction and pose a serious risk.
  • DO NOT use the door if glass inserts or interior window retainers appear loose, cracked, or warped.
    This may result in falling glass and cause injury or damage.
  • DO NOT remove the retainer screws on the inside of window sections. This can compromise the glass and result in it falling out.

H3: CLEAN AND PRESERVE YOUR DOOR

Clean and Preserve Your Garage Door

Routine cleaning and maintenance are essential to protect your garage door from the elements, maintain its appearance, and help prevent long-term damage—especially in areas with high exposure to road salt or other harsh conditions.

 

How Often Should I Clean My Door?

  • Steel Doors should be cleaned and waxed at least once per year, or more often if:
    • You live in an area with high road salt exposure
    • You notice visible salt or debris buildup on the door

 

Benefits of Cleaning and Waxing

  • Helps prevent rust and corrosion caused by salt, dirt, or debris
  • Restores and extends the life of the factory-applied finish
  • Maintains the door’s appearance and performance

 

Cleaning Your Door

Work from top to bottom, using a well-soaked cloth, soft sponge, or soft-bristle brush with one of the following solutions:

For Painted or Ultra-Grain® Finish Doors:

  • Mix 1 cup of Simple Green® (or another non-toxic biodegradable cleaner, under 0.5% phosphate)
    in 2 gallons of warm water, or use a mild household soap like Dawn®

 

For Lustra™ Paint Finish Doors:

  • Spray thoroughly with an ammonium chloride-based household cleaner (e.g., Lysol®)
  • Scrub with a soft-bristle brush, then rinse with clean water

 

DO NOT USE:

  • Use paper towels or microfiber cloths (may leave residue)
  • Use scouring powders, solvents, or pressure washers
  • Skip cleaning behind weatherstrip on the sides and top of the door

 

If you plan to paint your door, refer to the painting instructions before cleaning.

 

Waxing Your Door (Steel Doors Only)

After cleaning, apply a liquid car wax (not paste) to protect the door’s surface.

  • Wax any exposed surfaces, including the interior of the bottom section
  • Follow the wax manufacturer’s instructions
  • Avoid waxing decorative hardware, as it may cause discoloration

Important: Do not wax Lustra™ finish, Wood Doors, or Doors with Cladding or Overlays. These finishes are not intended to be waxed and doing so may damage the surface. Wood doors and Cladded doors have their own separate recommendations.

H3: LUBRICATE THE DOOR HARDWARE

At least once a year lubricate all moving parts of the Door Lube or a synthetic lubricant (Do not use WD-40):

❑ Lift cables at bottom bracket button

❑ Full length of torsion spring to reduce friction between coils

❑ Rollers at the bearing (but not the tire)

❑ Hinges

You can purchase a can of high-quality, professional garage door lubricant directly from our office.

 

H3: COMPLETE A VISUAL INSPECTION

We recommend visually inspecting your door once every couple of months while in the fully closed position.

Look for the following signs of wear, damage, or misalignment:

❑ Loose or bent hinges

❑ Broken rollers, bent shafts, or worn-out roller bearings

❑ Loose or missing bolts, screws, or fasteners

❑ Creases or bends in the track

❑ Cracks or fatigue in the door panels

❑ Broken springs or spring hardware (torsion or extension systems)

❑ Worn or frayed cables.

❑ Loose, cracked or warped glass panels or inside glass retainers. Inside the door, the plastic

retainer holding the glass and its fasteners should appear secure.

❑ Tears or gaps in the bottom weatherstrip or side weatherstrip.

❑ Any missing, broken, loose or malfunctioning door handles.

❑ REMOVE any objects touching or leaning against the door or any obstruction that would interfere with

door operation.

❑ Inspect the warning labels.If anything appears damaged or out of alignment, do not attempt to repair it yourself. CONTACT US or call our office at 780-831-1111 for technical support or to book a service call.
